EXO member and solo artist Baekhyun has recently purchased a luxury villa in Ach’iul Village, Guri, Gyeonggi Province, which is believed to have influenced his decision to settle in Hannam-dong.
Records from the real estate industry and court registry show that Baekhyun acquired a 141㎡ unit at Walkerhill Sangji Riverhill in Ach’eon-dong, Guri, in September 2021. The purchase was officially registered in October 2023, with an estimated cost of around 3 billion KRW (approximately 2.2 million USD) based on similar nearby property sales. It is assumed that Baekhyun paid the full amount in cash, as there are no mortgage or leasehold rights registered, and the unit is currently unoccupied.
Ach’iul Village has a history of being an "artists' village," housing notable personalities like Park Wan Seo, Lee Seong Ja, and Choi Ji Sook. After the removal of its greenbelt status in 2006, the neighborhood has transformed into an affluent area, with celebrities such as Hyun Bin, Son Ye Jin, Han So Hee, Choo Ja Hyun, and Oh Yeon Seo residing there.
Initially planning to move into Walkerhill Sangji Riverhill after leaving Trimage in Seongsu-dong, Baekhyun faced delays in the villa's completion and challenges with renewing his lease. These factors led him to relocate to RANUBO Hannam (La Nuvo Hannam) in June 2023.
RANUBO Hannam, built by Piark Construction near the UN Village in Hannam-dong, is where Baekhyun currently resides in a penthouse owned by Piark Construction Chairman Cha Ga Won and her husband. To facilitate this move, Baekhyun took out a loan exceeding 10 billion KRW (approximately 7.3 million USD) through his established corporate entity, with the Cha couple providing collateral.
Having now completed Walkerhill Sangji Riverhill, Baekhyun is expected to continue living in RANUBO Hannam. Recently, he signed a new long-term lease contract worth 16 billion KRW (approximately 11.7 million USD) with the Cha couple, transferring the loan from his corporate name to his personal name. The lease is set to run until April 2027.
