Understanding Pocket Listings in Real Estate: Impact on Buyers and Sellers
/Article

Pocket listings are exclusive homes for sale that are not publicly advertised. They are not listed on real estate websites like MLS or featured on social media or open houses. Only a selected group of real estate agents or mortgage brokers have knowledge about these listings. They are also known as off-market listings, quiet listings, whisper listings, private listings, exclusive listings, shadow listings, or pre-market listings.

Unlike conventional MLS listings, pocket listings are not widely promoted but are kept confidential by a few brokers or agents. Sellers may choose pocket listings for privacy reasons, as they want limited exposure to the general public. These off-market listings can sometimes sell for less than listings on MLS, according to studies.

To access pocket listings as a buyer, reaching out to various real estate agents and firms expressing interest in private market properties is essential. Another option is to look for "coming soon" properties on real estate websites like Zillow. Buyers can also explore for-sale-by-owner homes, which are properties sold by owners directly without involving realtors. It is important to note that while the National Association of Realtors banned pocket listings in 2020, a modified policy now allows a "delayed marketing period."
